Bathroom renovation in Zurich.

Complete bathroom renovation in the city of Zurich — strip-out, new pipes with pressure testing, bonded waterproofing, tiles and installation. One company, one handover date in the contract.

Bathroom renovation Zurich — complete renovation from strip-out to acceptance

Three firm commitments.

One company

Strip-out, plumbing, waterproofing and tiling from the same company — no hand-over point where things get stuck.

With a test report

Pressure and leak test of the new pipes, photos of the waterproofing before it is closed — you receive both.

Fixed handover date

The date is in the contract, not in a verbal promise. 5-year warranty from acceptance.

Building site: a city flat.

In the city of Zurich, it is logistics rather than craftsmanship that decide whether the date holds. There is rarely space for a vehicle in front of the building, the stairwell is narrow and used by everyone, and the old bathtub has to go back down the same way the new tiles come up. So we plan delivery and disposal in advance: protection on floors, stairs and lift before anything is unpacked, and rubble goes out every day instead of piling up in the hallway. For a bathroom in an older building, that usually means more preparation, same handover date.

How a complete renovation runs.

Six steps, always in this order. If one is skipped, it only shows years later — usually as damp.

  1. 01

    Strip-out back to the shell

Old fixtures, tiles and substructure come out; rubble is removed as we go.

  2. 02

    New water and waste pipes

Laid and checked with a pressure and leak test. The report goes to you.

  3. 03

    Pre-wall installation

WC, cistern and niches built into the wall — the plumbing disappears and you gain storage space.

  4. 04

    Bonded waterproofing

Applied before tiling and photographed before it is covered. Without this step, a level-access shower is not watertight.

  5. 05

    Tiles and grout

Floor and walls, large-format or small, according to your choice of materials.

  6. 06

    Installation and acceptance

Taps, mirror, lighting, cleaning — handover with an acceptance report.

What it costs.

For a complete bathroom renovation in Zurich we expect CHF 8'500–19'000 for labour — Dismantling, new pipework, bonded waterproofing, wall and floor tiles, WC, washbasin, shower — large formats and bathtub at the upper end. Materials (tiles, fixtures, fittings) come on top, as you choose. Travel is included in the fixed price and is not a separate item.

Building permit.

In the canton of Zurich, § 1 of the Building Procedures Ordinance (Bauverfahrensverordnung, BVV) lists bathroom, laundry and toilet installations as well as water and electrical connections that are not visible from outside among the projects that normally need no building permit in the building zone — as does removing interior partition walls between living rooms. Changes of use and structural changes beyond that, for example to the facade or load-bearing walls, do require a permit (§ 309 PBG). Whether your project falls under this is decided by the city of Zurich; we clarify it before work starts. A bathroom that stays in the same place and needs no new pipe through the load-bearing structure is usually straightforward.

A completed bathroom.

Bathroom — green marble and brass

A watertight, fully documented bathroom in three to four weeks. The owner holds the test report and photos of the pipes taken before the walls were closed.

Frequently asked questions.

What we are asked most often before a bathroom renovation in Zurich.

What does it cost to renovate a 10 m² bathroom?

For a complete bathroom renovation, we budget CHF 8'500 to 19'000 in labour per bathroom. A small bathroom of around 4 m² with a shower in the existing layout tends towards the lower end; a 10 m² bathroom with a bathtub, large-format tiles or relocated connections towards the upper end. Floor area mainly affects the price through the tiling (CHF 62 to 110 per m²). Tiles, sanitary fixtures and taps come on top as materials.

In what order is a bathroom renovated?

Strip-out down to the shell, new water and waste pipes with pressure testing, pre-wall installation, bonded waterproofing, tiles and grouting, and finally installation of the fixtures and acceptance. Waterproofing always comes before the tiles — if it is left out, it only shows years later as damp.

Where do your vehicles park?

We clarify delivery and any permits with you before work begins. This does not appear as a separate item on the invoice.

What is different in an older building?

Old pipes and uneven walls take more time, but they should not bring surprises: what we see during the survey is in the quote. If something new turns up behind the wall, we report it in writing before we continue.

How long does a bathroom renovation take?

On the reference project (bathroom in green marble) it took three to four weeks from strip-out to acceptance. We give you the binding date after the survey on site; it then goes into the contract.

Can we use the bathroom during the work?

No. During a complete renovation the bathroom cannot be used from removal to installation. If the property has only one bathroom, we plan this with you in advance.

Who buys the tiles and fixtures?

As you prefer. We can source everything, or you supply the materials and we install them — either way, the labour is shown separately in the quote.

Do you also renovate several bathrooms in a series?

Yes. Same materials, same process, flat by flat — so the effort per bathroom stays predictable and the flats can be let again one after another.
