Dübendorf keeps developing: in Hochbord, an industrial zone since 1931, a mixed-use neighbourhood with housing is emerging, including the Feldmann Park development with around 130 owner-occupied flats. Whether new or older — in a condominium (Stockwerkeigentum), the bathroom is a special case. You are free to fit out the inside of your flat as you wish; components that matter for the stability of the building, and pipes that also serve other flats, belong to the community of owners (Art. 712b of the Civil Code, ZGB). Before we quote, we therefore clarify where your bathroom pipes connect to the shared risers and which work affects the community. We record this in writing as a basis for your property manager. The quote separates labour and materials item by item; travel of about 20 minutes is included in the fixed price.

In Dübendorf, the city's Building Construction Department (Abteilung Hochbau, Usterstrasse 2, 8600 Dübendorf) is responsible; since 1 March 2025 the city has accepted building applications only electronically via the eBaugesucheZH platform. Under § 1 of the cantonal Building Procedures Ordinance (Bauverfahrensverordnung, BVV), bathroom, laundry and toilet installations as well as water and electrical connections that are not visible from outside normally need no building permit (Baubewilligung) in the building zone — nor does removing interior partition walls between living rooms. Changes of use and structural changes beyond that, for example to the facade or load-bearing walls, do require a permit (§ 309 PBG). The city recommends getting in touch early for preliminary questions; a reply to a preliminary enquiry (Voranfrage) can take up to three weeks. We clarify your case before work starts and confirm the outcome in writing. A bathroom that stays in the same place and needs no new pipe through the load-bearing structure is usually straightforward.

Who buys the tiles and fixtures?
As you prefer. We can source everything, or you supply the materials and we install them — either way, the labour is shown separately in the quote.
Do you also renovate several bathrooms in a series?
Yes. Same materials, same process, flat by flat — so the effort per bathroom stays predictable and the flats can be let again one after another.
