Bathroom renovation Schlieren — complete renovation from strip-out to acceptance

Three firm commitments.

One company

Strip-out, plumbing, waterproofing and tiling from the same company — no hand-over point where things get stuck.

With a test report

Pressure and leak test of the new pipes, photos of the waterproofing before it is closed — you receive both.

Fixed handover date

The date is in the contract, not in a verbal promise. 5-year warranty from acceptance.

Short journey, window clarified first.

From our base in Zurich-Altstetten, Schlieren is about 3.5 km away. For a bathroom renovation, that means: if an angle valve or a trap is missing on installation day, it arrives within a short time instead of the site standing still for a day — and travel is included in the fixed price. In Schlieren we clarify one question before we quote: is a window to be installed or replaced in the bathroom as well? The city explicitly lists installing windows as requiring a permit. We clarify with the building secretariat (Bausekretariat) which procedure your window needs, and only then put the handover date into the contract. If it is just the bathroom in the same place, with new pipes that are not visible from outside, normally no permit is needed (§ 1 BVV).

How a complete renovation runs.

Six steps, always in this order. If one is skipped, it only shows years later — usually as damp.

  1. 01

    Strip-out back to the shell

Old fixtures, tiles and substructure come out; rubble is removed as we go.

  2. 02

    New water and waste pipes

Laid and checked with a pressure and leak test. The report goes to you.

  3. 03

    Pre-wall installation

WC, cistern and niches built into the wall — the plumbing disappears and you gain storage space.

  4. 04

    Bonded waterproofing

Applied before tiling and photographed before it is covered. Without this step, a level-access shower is not watertight.

  5. 05

    Tiles and grout

Floor and walls, large-format or small, according to your choice of materials.

  6. 06

    Installation and acceptance

Taps, mirror, lighting, cleaning — handover with an acceptance report.

What it costs.

For a complete bathroom renovation in Schlieren we expect CHF 8'500–19'000 for labour — Dismantling, new pipework, bonded waterproofing, wall and floor tiles, WC, washbasin, shower — large formats and bathtub at the upper end. Materials (tiles, fixtures, fittings) come on top, as you choose. Travel is included in the fixed price and is not a separate item.

Building permit.

In Schlieren, the Building and Planning Department (Abteilung Bau und Planung) is responsible: its building secretariat (Bausekretariat, Freiestrasse 6, 8952 Schlieren) handles building applications, and decisions are taken by the Building and Planning Committee (Ausschuss Bau und Planung) as the municipal building authority. Under § 1 of the cantonal Building Procedures Ordinance (Bauverfahrensverordnung, BVV), bathroom, laundry and toilet installations as well as water and electrical connections that are not visible from outside normally need no building permit (Baubewilligung) in the building zone — nor does removing interior partition walls between living rooms. Changes of use and structural changes beyond that, for example to the facade or load-bearing walls, do require a permit (§ 309 PBG); the city explicitly lists installing windows. We clarify your case before work starts and confirm the outcome in writing. A bathroom that stays in the same place and needs no new pipe through the load-bearing structure is usually straightforward.

Frequently asked questions.

What we are asked most often before a bathroom renovation in Schlieren.

What costs should we expect for a bathroom in Schlieren?

For the complete bathroom renovation — strip-out, pipes, waterproofing, tiling and installing the fixtures — we expect CHF 8'500 to 19'000 for labour, excl. VAT. A bathtub and large-format tiles tend towards the upper end. Materials come on top; travel from Altstetten is included in the fixed price.

Does a bathroom renovation in Schlieren need a permit?

Normally not, if the bathroom stays in the same place and the new pipes are not visible from outside (§ 1 BVV). If a window is involved, things are different: the city of Schlieren explicitly lists installing windows as requiring a permit, and changes of use and work on the facade or load-bearing walls require one too (§ 309 PBG). The Building and Planning Committee (Ausschuss Bau und Planung) makes the binding decision; we clarify this before work starts.

What applies if the bathroom window is to be replaced as well?

Then we first clarify with the building secretariat of the city of Schlieren which procedure is needed — information there on whether a permit is required is free of charge. We plan the bathroom renovation so that replacing the window does not push back the handover date.

Who comes for the site visit?

Our chief engineer takes the measurements on site. Within 48 hours you receive the fixed-price quote, item by item and with labour and materials shown separately — so it can also be forwarded to an insurer if needed.

How long does a bathroom renovation take?

On the reference project (bathroom in green marble) it took three to four weeks from strip-out to acceptance. We give you the binding date after the survey on site; it then goes into the contract.

Can we use the bathroom during the work?

No. During a complete renovation the bathroom cannot be used from removal to installation. If the property has only one bathroom, we plan this with you in advance.

Who buys the tiles and fixtures?

As you prefer. We can source everything, or you supply the materials and we install them — either way, the labour is shown separately in the quote.

Do you also renovate several bathrooms in a series?

Yes. Same materials, same process, flat by flat — so the effort per bathroom stays predictable and the flats can be let again one after another.
