All trades from one company, coordinated by one site manager — for properties in Schlieren too.
For property managers with several properties in Schlieren and the rest of Switzerland: fixed terms, bundled invoicing.
Schlieren has grown from a farming village into a town of services and technology; on the site of the former railway carriage factory (Waggonfabrik), a biotechnology cluster has developed. Since 11 December 2022, the Limmattalbahn light railway has linked Zurich Altstetten via Schlieren with Killwangen-Spreitenbach. The town intends to absorb further growth through densification along the Limmattalbahn and the transformation of its ageing post-war neighbourhoods. Alongside replacement new builds, there is therefore still existing housing that is lived in and has to be maintained — bathrooms, pipes, floors and surfaces from several decades. That is where we come in: at the survey, our chief engineer checks what needs replacing and what can stay, and the quote lists every item separately, with labour and materials shown apart.
What we renovate in Schlieren — each with a fixed-price quote within 48 hours of the site visit.
Complete renovation from strip-out to acceptance: new pipes with a pressure test, bonded waterproofing, tiling and installation.
Repair the pipe, strip out what is damaged and, once dry, redo tiles, floors and paintwork — with a quote for the insurer.
Replace water and waste pipes in bathroom and kitchen, checked with a pressure and leak test and a report.
Old kitchen out, connections adapted, new kitchen installed, splashback, walls and floor finished.
Refurbishment at a change of tenant or a complete renovation: painting, floors, bathroom and kitchen from one company.
Local focus: renovations in the existing post-war neighbourhoods. We offer every service everywhere in Switzerland.
Vacant flat, bathroom or kitchen in one go — all trades coordinated, with a fixed handover date.
Bathrooms in series, water installation, boilers and maintenance — SIA-compliant and documented.
Floor-plan changes, extensions, attic conversions and tenant fit-outs — coordinated and on schedule.
In Schlieren, the Building and Planning Department (Abteilung Bau und Planung) is responsible: its building secretariat (Bausekretariat, Freiestrasse 6, 8952 Schlieren) handles building applications, and decisions are taken by the Building and Planning Committee (Ausschuss Bau und Planung) as the municipal building authority, or by the city council (Stadtrat) in special cases. Under § 1 of the cantonal Building Procedures Ordinance (Bauverfahrensverordnung, BVV), bathroom, laundry and toilet installations as well as water and electrical connections that are not visible from outside normally need no building permit (Baubewilligung) in the building zone — nor does removing interior partition walls between living rooms. Changes of use and structural changes beyond that, for example to the facade or load-bearing walls, do require a permit (§ 309 PBG); the city explicitly also lists installing windows and external insulation of the building envelope. We clarify your case before work starts and confirm the outcome in writing.
Local focus: renovations in the existing post-war neighbourhoods.
Yes. Schlieren is part of the agglomeration in which travel is included in the fixed price — from our base in Zurich-Altstetten to the town hall it is about 3.5 km. Travel does not appear as a separate item on the invoice.
For a bathroom in the same place whose pipes are not visible from outside, normally not (§ 1 BVV). Windows are different: the city of Schlieren explicitly lists installing windows as requiring a permit, as well as external insulation of the building envelope. Information from the building secretariat (Bausekretariat) on whether a permit is needed is free of charge; we clarify your case before we quote.
Being included in the inventory (Bauteninventar) does not yet mean a building is protected; the city uses the inventory as a working document in the building permit procedure. Schlieren keeps a municipal building inventory from 2010, and the supra-municipal inventory from 2019 also applies. We check before we quote whether your property is listed, and we agree any work that affects the exterior with the city at an early stage.
