Painting a vacant flat: prices per room and per square metre in the canton of Zurich.

What painting a vacant flat costs per room and per square metre, and what the price depends on.

Costs

By Artem Kozlovskyi, Owner ·

For painting an empty flat — walls and ceilings, two coats on a normal surface — our guide price per room of up to around 20 m² is CHF 950 to CHF 1'700 (walls around CHF 18 and ceilings around CHF 20 per square metre, each with two coats and including masking). For individual wall areas outside a whole room (e.g. a single wall), the rate is around CHF 18 to CHF 25 per square metre, depending on the surface. All guide prices cover labour only; paint and other materials are charged separately. We show VAT and the exact scope of work in your individual quote; travel is included within the Zurich agglomeration.

What the range depends on

The biggest price driver is the condition of the surface. A wall with a few holes from wall plugs and some small scratches is quickly filled and sanded. A wall with extensive cracking, old wallpaper remnants or uneven plaster needs considerably more preparation time — and that shows up in the invoice in the end, not in the paint tin. Ceiling height, the number of corners and window reveals, and the colour you want (standard white vs. a custom shade that needs more coats) also play a part.

What the price should include

In our quotes, surface preparation — filling, sanding and priming where needed — is part of the room price, not a separate item that only appears once work has started. Also included: covering floors and any remaining built-in fixtures, and a broom-clean handover. Special requests such as glazes, wallpaper or textured plaster are generally not included — we price these separately, because the materials and time involved vary widely.

Duration

A normal vacant flat with an unremarkable surface is usually fully painted by us within three to five working days — depending on the number of rooms and the drying times between coats. During a change of tenant, we plan the work so that the flat is finished in good time before the handover date, not on the day itself.

A reliable figure for your flat

The exact area and the condition of your walls determine where you land within the range. For property managers with recurring work at changes of tenant, a framework agreement with fixed rates per room is often worthwhile — we will be glad to advise you on this in a personal conversation.
