Subcontractor

Subcontractor for general contractors

Single trades or packages — strip-out, plumbing, drywall, tiling, painting — carried out to SIA standards, with the records you need for acceptance and in step with your construction programme.

For general contractors — BauStern

Your reality.

Three problems we know from talking to general contractors.

One trade drops out, the programme falls apart

A subcontractor who fails to deliver pushes back every trade that follows.

Records missing at acceptance

Test reports, material certificates and photos taken before closing up must be ready for building acceptance.

Too many small contracts

Five subcontractors for five trades mean five contracts, five site managers and five interfaces.

What BauStern takes on.

Trade packages from a single company

Strip-out, drywall, plumbing, tiling and painting as one package — one contract, one project manager as your contact person.

A single trade within your programme

Also as a plumbing-only or tiling-only subcontractor: we keep to the dates you give us in the construction programme.

Records for acceptance

Pressure and leak test with a test report, photo documentation, material lists — supplied without being asked.

Capacity by arrangement

How many sites we run in parallel depends on the construction programme — when you enquire, we give you a binding start date. We only commit to what we can deliver.

Three reasons.

On time, in step

The start and end of each trade are set in the contract and follow your construction programme.

Work to SIA standards

Work that complies with the standards, insured, with a 5-year warranty on our work.

One contact person on site

The site manager can be reached on site and attends your site meetings.

Frequently asked questions.

What general contractors ask us before the first job.

Which trades do you offer as a subcontractor?

Plumbing, remodelling and drywall, strip-out and dismantling, tiles and floors, painting — individually or as a package, including complete renovations.

Do you work to our drawings?

Yes. We build to your construction drawings and report any deviations in writing before the work is carried out.

How does invoicing work?

According to the contract, by measured quantities or as a flat fee, with interim invoices based on progress and a final invoice after acceptance. Payment terms are set out in the contract.

Are you insured?

Yes, we have business liability insurance. On request, we attach proof of insurance to the quote.
