Facade renovation in Zurich.

Cleaning, repairing cracks and damaged render, priming and repainting — on rendered facades of residential and commercial buildings, in Zurich and throughout Switzerland. We coordinate the scaffolding and the permit, so you have one contact person from the site visit to acceptance.

Three firm commitments.

Priced after the site visit, item by item

There is no reliable price for facade painting from a plan alone. We record the area, the substrate and access on site. Within 48 hours you receive the fixed-price quote — scaffolding, cleaning, repairs and coats of paint as separate items.

Scaffolding and permit coordinated

Before we quote, we check whether your project needs a permit and whether the scaffolding will stand on public ground. We build both into the schedule; scaffolding and fees are listed separately in the quote.

One company, outside and inside

If the stairwell, flats or interior repairs are added, they run under the same contract for work (Werkvertrag) — with one site manager and one invoice. 5-year warranty from acceptance.

Substrate first, then paint.

A facade paint finish lasts only as long as the substrate beneath it. That is why every facade renovation starts with a condition survey: is the old coating still adhering? Does the render sound hollow in places? Where are there cracks, spalling, dirt or algae? This determines the work needed before the first coat — cleaning, removing loose material, repairing render, treating or reinforcing cracks, priming. The paint system must also suit the substrate and the existing coating; we clarify this before we quote, not on the scaffold. We agree the colour with you on a sample area before the whole facade is painted. And because the weather plays its part outdoors, no painting is done in rain, on a wet substrate or below the minimum temperature specified by the paint manufacturer.

Does a facade renovation need a building permit?

In the canton of Zurich, structural alterations to existing buildings require a building permit (Baubewilligung) under § 309(1)(a) of the Planning and Building Act (Planungs- und Baugesetz, PBG); whether a repaint falls under this depends on location and scope. The City of Zurich names two cases: in core zones (Kernzonen), facade renovations need a building permit ‘if the colour or material is changed’; otherwise, for repair work the scope is decisive — small renovation measures on the facade need no permit. In other municipalities, the building and zoning regulations (Bau- und Zonenordnung) govern the appearance of buildings in core zones (§ 50(3) PBG). Even without a permit, § 238 PBG applies: buildings must be designed to achieve a satisfactory overall effect — a requirement that ‘also applies to materials and colours’ — and protected heritage properties must not be impaired even by maintenance work. If the facade is also insulated, this counts as an energy-efficiency renovation of the building envelope and is assessed in the simplified notification procedure (Anzeigeverfahren) (§ 325a PBG). The building authority makes the binding decision — in the City of Zurich, the Office for Building Permits (Amt für Baubewilligungen). We clarify your case before work begins and confirm the outcome in writing.

From the site visit to taking down the scaffold.

Five steps — scaffolding and permit planned in from the start.

  1. 01

    Enquiry and site visit

Photos of the facade are enough for the first contact. On site, our chief engineer records the areas, substrate, cracks and access, and checks whether a permit is needed.

  2. 02

    Fixed-price quote within 48 h

Scaffolding, cleaning, render repairs, crack reinforcement, primer and coats of paint as separate items, materials listed separately, with a proposed schedule for the contract for work.

  3. 03

    Permit and scaffolding

Where needed, we coordinate the building permit and the permit for using public ground. Then the scaffold goes up; windows, blinds and the surroundings are covered.

  4. 04

    Cleaning, repairing, painting

Cleaning the facade, removing loose material, repairing render and cracks, priming, a sample area — then the coats of paint in the chosen system.

  5. 05

    Acceptance and scaffold removal

Joint acceptance while the scaffold is still standing, touch-ups on the spot. Then the scaffold comes down and the surroundings are cleaned. 5-year warranty from acceptance.

What it costs.

For the facade paintwork itself we do not quote a price from a plan — the price is set after the site visit. It depends mainly on the area, the scaffolding (height, how long it stays up, access, whether public ground is needed), the condition of the substrate, the number of coats and any change of colour. For the preparatory work our 2026 unit rates apply: render repairs from CHF 25 per m², crack reinforcement from CHF 18 per m², primer from CHF 7 per m² — labour only, excluding VAT. Scaffolding, materials and any permit fees are quoted separately. Travel is included in Zurich and the surrounding agglomeration; outside this area it appears as a fixed item in the quote.

Frequently asked questions.

What people ask us most often before a facade renovation.

How much does it cost to have a facade painted?

It depends more on the building than interior work does — which is why we give you the price after the site visit. It is determined by the area, the scaffolding, the condition of the substrate, the number of coats and any change of colour. For the preparatory work we charge unit rates: render repairs from CHF 25, crack reinforcement from CHF 18 and primer from CHF 7 per m² of labour. You receive the fixed-price quote within 48 hours of the site visit.

Does repainting a facade need a permit?

In the City of Zurich, a building permit is required in core zones (Kernzonen) for facade renovations if the colour or material is changed. Otherwise it depends on the scope of the repair work; according to the city, small renovation measures on the facade need no permit. Protected heritage properties must not be impaired even by maintenance work (§ 238(2) PBG). The building authority makes the binding decision; we clarify it before work begins.

Is scaffolding always needed?

For work over several storeys, usually yes: it is the working platform for cleaning, repairs and painting. Its height, how long it stays up and access determine its price; it appears as a separate item in the quote. If it occupies public ground in the City of Zurich, such as the pavement, the city must give clearance before work starts — we coordinate this.

When can a facade be painted?

When it is dry and both the air and the substrate are warmer than the minimum temperature specified by the paint manufacturer. No painting is done in rain, on a wet substrate or in frost, and freshly repaired render needs the curing time stated by the manufacturer before it is painted. That is why we fix the dates with you after the site visit.

Can residents stay in the building during the work?

Yes. We inform residents in writing in advance about the scaffolding, the dates and the days on which their windows and balconies are affected. We cover windows and blinds while work is being done on them.

What does a facade renovation include?

With us: coordinating the scaffolding, cleaning the facade, removing loose material, repairing render, treating or reinforcing cracks, priming and painting — including covering and cleaning the surroundings. Anything else needed on the facade is recorded during the site visit and quoted as a separate item.
