Construction management in Zurich.
In a remodelling project, strip-out, pipework, drywall, tiling, flooring and painting all interlock in a small space. On the projects we carry out, our site management holds it together: it coordinates the trades, plans the dates, checks the quality and keeps a photo record — right through to acceptance with a report. For you, that means one contact person, one contract and one invoice.
Three firm commitments.
Three roles, one contact person
Site visits and surveys are handled by our chief engineer. On site, the site manager leads the tradespeople, and your project manager keeps in touch with you — right through to handover with a report. The owner, Artem Kozlovskyi, is responsible for the quote, the contract (Werkvertrag) and the dates.
Dates that are in the contract
The start and handover dates are in the contract, the stages in the construction schedule. If a delay becomes apparent, we tell you straight away — not in the last week.
Checked, photographed, accepted
We record the existing condition and the pipes before they are closed in with photos; new plumbing pipes receive a pressure and leak test with a report. An update every week, and at the end acceptance with a report and photos. 5-year warranty from acceptance.
What site management does on site.
You can tell good site management by the fact that nobody on site is waiting. With us, it starts before the first working day: you receive the construction schedule with the quote, and the trades follow a fixed order — first strip-out and pipework, then drywall and waterproofing, then tiling, flooring and painting, and finally installation and cleaning. On site, the site manager leads the tradespeople in this order. Quality control includes fixed checkpoints before anything disappears behind a wall: new plumbing pipes are pressure and leak tested and photographed, and electrical cables are fully laid before the drywall is closed. The electrical installation is carried out by a licensed electrical firm, coordinated by us, within the same construction schedule. If something comes to light during strip-out that was not visible during the survey, we stop, document it with photos and send you a change order with a price — nothing is carried out until you approve it. Your project manager keeps you up to date with a weekly update.
Permit and structural questions: settled before the schedule is fixed
Whether a remodelling project needs a permit is something we clarify before the construction schedule. In the canton of Zurich, under § 1 of the cantonal Building Procedures Ordinance (Bauverfahrensverordnung, BVV), bathroom, laundry and toilet installations as well as water and electrical connections that are not visible from outside normally need no building permit (Baubewilligung) in the building zone — nor does removing interior partition walls between living rooms. Changes of use and structural changes beyond that, for example to the facade or load-bearing walls, do require a permit (§ 309 PBG). If an interior partition wall is moved or a new one is added, the notification procedure (Anzeigeverfahren) applies (§ 14 BVV). Whether a wall is load-bearing is first clarified by a structural engineer — we coordinate this, and also with your architect if you have one. If a building application is needed, we schedule the start of work only once the permit is legally binding. The building authority makes the binding decision; we confirm the outcome of our clarification in writing.

From the site visit to handover.
Five steps — and at each one it is clear who is responsible.
01
Site visit and survey
Our chief engineer records the rooms, pipes, substrate and access, documents the existing condition with photos and clarifies whether a permit or a structural assessment is needed.
02
Fixed-price quote within 48 h
Our labour item by item, materials separate, together with the construction schedule. The owner is responsible for the quote, the contract and the dates.
03
Preparation
We order materials for the bathroom and kitchen before the strip-out, so that the site does not wait for a delivery. Floors, stairwell and lift are covered, and tenants and neighbours are informed in writing.
04
Execution
The site manager leads the tradespeople in the agreed order; the licensed electrical firm works within the same construction schedule. Your project manager sends you an update with photos every week; debris is removed as work progresses.
05
Acceptance and handover
Joint acceptance with a report and photos, broom-clean handover on the date in the contract and one invoice that follows the quote. 5-year warranty from acceptance.
What it costs.
Site management is part of our contract for the work we carry out. What your project costs is set out in the fixed-price quote within 48 hours of the site visit: our labour item by item, materials separate, with the construction schedule — and at the end one invoice that follows the quote. Planning, structural engineering and permit fees appear as separate items in the quote; the electrical work of the licensed electrical firm is extra. Travel is included in Zurich and the agglomeration — Dietikon, Dübendorf, Uster, Wetzikon, Horgen and Schlieren; elsewhere it appears as a fixed item in the quote. What people ask us most often about site management.
What does site management do in a remodelling project?
It coordinates the trades involved, plans the dates, checks the quality and keeps a photo record of the work. With us, that means a construction schedule with the quote, a fixed order of trades, checkpoints before walls are closed, a weekly update and, at the end, acceptance with a report and photos. Site management is part of the remodelling and renovation projects we carry out.
Who is responsible for what at BauStern?
The owner, Artem Kozlovskyi, is responsible for the quote, the contract and the dates. Site visits and surveys are handled by our chief engineer. On site, the site manager leads the tradespeople, and your project manager keeps in touch with you — right through to handover with a report. Your contact person remains your project manager.
Is site management worth it for a kitchen renovation?
As soon as there is more to do than installation, yes. In a kitchen, water and waste water, electricity, extraction, splashback, walls and floor all meet in a few square metres. If each trade is contracted separately, the fitter waits for the plumber and the tiler waits for the fitter — and the flat is without a kitchen for longer than necessary. Our guide prices for labour: complete kitchen installation CHF 900 to 1'800, removing the old kitchen CHF 500 to 1'500, tiling the splashback CHF 62 to 85 per m². Kitchen, appliances and materials are extra.
And for a vacant flat?
There, what counts most is the time between move-out and move-in: every week without handover is a week without rent, and most delays arise at the transitions between trades. That is why we plan painting, floors, bathroom and minor repairs as one sequence, working back from the handover date you have promised the new tenants. For a vacant-flat renovation of 3.5 to 4.5 rooms we estimate CHF 8'000 to 20'000 for labour.
And for a commercial fit-out?
There, the opening date is usually fixed — advertising, staff and the start of the lease are planned. We put it in the contract and set the construction programme accordingly: partition walls, floors, plumbing, electrical preparation and painting, in stages and, by arrangement, outside opening hours. The electrical installation itself is carried out by a licensed electrical firm that we coordinate.
What is the difference from a general contractor?
A general contractor takes on the execution of an entire project, usually at a lump-sum or global price, contracts the individual trades out and coordinates them. We are not a general contractor but a company with its own trades: renovation, plumbing, tiling and flooring, remodelling and drywall, strip-out, and painting. Our site management therefore leads our own tradespeople. What we do not do ourselves, we say openly: electrics by a licensed electrical firm, structural engineering by a structural engineer — we coordinate both.
We already have an architect. How do you work together?
We coordinate with them: we work to the construction drawings and report any deviations in writing before carrying them out. We coordinate the start and handover with their site management; our site manager can be reached on site and attends the site meetings.
Do you manage sites in Dübendorf and the agglomeration too?
Yes — for the remodelling and renovation projects we carry out, in the city of Zurich, in the agglomeration and throughout Switzerland. Running the site is our site manager's job. In Dietikon, Dübendorf, Uster, Wetzikon, Horgen and Schlieren travel is included; elsewhere it appears as a fixed item in the quote.
How do we find out how far the work has progressed?
Through your project manager: they are your contact person until handover, and every week you receive an update with photos. If something unexpected comes to light during strip-out, you receive photos and a change order with a price; nothing is carried out until you approve it.
